What to Expect During a Real Estate Showing
When your home is on the market, potential buyers will want to schedule showings so they can see the property in person. Here’s what you can expect:
1. All buyers are accompanied by a licensed real estate agent.
Buyers never come to your home unannounced or unattended. Every showing is arranged through your listing agent and confirmed with you in advance. The buyers will always be accompanied by their own agent during the appointment.
2. Agents are licensed and background-checked.
Every real estate agent in California (and nationwide) must pass an FBI background check and fingerprint clearance as part of the licensing process. This ensures that only qualified, vetted professionals are granted access to homes.
3. Showing appointments are coordinated for your convenience.
Your agent will use a secure scheduling system, to approve and track every showing request. You’ll always know when someone is scheduled to visit.
4. Access is secure.
We use specific lockboxes that are a digital, agent-only device that records exactly who entered your property and when. Only licensed agents with verified credentials can open it. We also can use these lockboxes to provide access to any hired contractors or vendors you may desire to give access with a one-day code.
5. Your home’s best foot forward.
Before showings, best practices include turning on lights, opening blinds, tidying spaces, ensuring there are no foul odors and removing personal items to help buyers focus on the property’s features.
6. You should not be home.
It’s usually best for sellers to step out during showings so buyers can speak freely and imagine themselves living in the space. Your agent will monitor feedback afterward and share updates.
7. Every visit is documented.
Your listing agent receives notifications of every showing, and feedback from buyer agents is collected to help you understand how the home is being received and if any adjustments are needed.
